Masonry Painting Services

Rendered Walls and Render Repair

Rendered exteriors across Bath develop hairline cracks from thermal movement. Victorian terraces on Newton Road in Twerton are a common example — the render expands and contracts with the seasons.

Painting over untreated cracks produces a short-lived result. We rake out each crack, fill with a flexible compound, and allow full curing time before applying any topcoat.

Once the surface is sound, we apply a masonry primer followed by one or two topcoats. For more detail on our approach to exterior painting, see our main service page.

Bath Stone Exteriors

Bath stone is porous and breathes with the weather. Standard masonry paint traps moisture inside the stone, causing the surface to spall and crack over time.

We use breathable masonry systems on Bath stone exteriors. These allow moisture to pass through the paint layer without building up pressure behind it.

Colour choice matters too. Many homeowners in Lansdown and Bathwick choose off-white or stone-coloured finishes to respect the character of their properties.

Brick Pointing and Brick Painting

Brick painting requires sound mortar joints before a brush goes anywhere near the surface. Loose or crumbling pointing allows water behind the paint layer. We inspect all pointing before starting.

Where pointing is sound, we apply a breathable brick paint using a brush-applied technique. This ensures the product reaches into the surface texture rather than sitting on top.

We also work alongside wood painting and fence painting teams where a property includes timber alongside brick or render.

Masonry Paint Systems

Not all masonry paints perform equally. Smooth render, roughcast, and exposed brick each absorb paint differently. The paint system must be chosen to match the surface.

For smooth render, a standard breathable masonry emulsion is usually sufficient. For roughcast or pebbledash, a thicker texture coating provides better water resistance. For Bath stone, we use products formulated for natural limestone.

During the survey, we identify the surface type and recommend the appropriate product. You receive a written quote specifying which system we will use.

Here’s How It Works

1. Surface Inspection

We visit and assess every elevation. We check for cracks, loose render, hollow sections, and any evidence of damp or biological growth. We identify the right paint system for each surface type.

2. Surface Preparation

Hairline cracks are raked out and filled with a flexible compound. Loose or flaking material is removed. Biological growth is treated with a mould treatment and allowed to dwell before rinsing. All repairs are left to cure fully.

3. Priming

A masonry primer suited to the surface type is applied across the whole area. On Bath stone, a breathable mineral primer is used. On smooth render, a standard masonry primer. The right primer is the foundation for a finish that lasts.

4. Paint Application

One or two topcoats are applied depending on the condition and porosity of the surface. Exterior work is scheduled around dry weather. We plan for a minimum 48-hour dry window for curing.

5. Inspection and Sign-Off

Once the final coat has cured, we inspect all surfaces in good light. Touch-ups are done before we leave. We walk through the finished work with you before closing the job.

Masonry Painting Costs in Bath

Masonry painting costs depend on the surface area, condition of the existing surface, and the paint system required. Prices below are typical for Bath properties and include all labour, materials, and preparation.

Surface Area

Larger properties with more external wall area cost more. A detached house will always cost more than a mid-terrace. Typical range: £1,200–5,000+

Surface Condition

Cracked, flaking, or damp-affected surfaces require more preparation. Crack treatment, priming, and drying time all add to the overall cost.

Paint System Type

A breathable lime-wash system costs more than a standard masonry emulsion. Period properties and Bath stone exteriors often require the higher-specification product.

Typical prices: Victorian terrace with crack treatment £1,200–2,000. Semi-detached with mixed render and brick £2,000–3,500. Regency or Georgian property with breathable system £3,200–5,000.
