Regency Stucco and Lime Render
Bath has more Regency stucco per square mile than almost any other city in England. The rendered terraces of Montpellier, Lansdown Crescent, and Bathwick are lime-based, applied over stone or brick and finished smooth or with a fine sand texture. Lime render must breathe — trapping moisture behind an impermeable coating causes it to crack, bubble, and fail rapidly.
The correct product on lime render is a vapour-permeable masonry paint. Bath Decorators use breathable masonry paint systems on all period rendered properties in the city. A decorator who applies a standard non-breathable paint to your stucco will create problems within two to three seasons.
Post-War Render on Bath’s Estates
The rendered semis and terraces of Twerton, Odd Down, and the estates around Newton Road and Whiteway were typically finished with sand-and-cement render — a harder, denser surface than lime that tolerates a wider range of masonry coatings. The main issues we find on this housing stock are biological growth on north-facing walls, hairline cracking, and faded paint from previous coats applied without proper preparation.

K-Rend and Polymer Render Systems
K-Rend and similar polymer thin-coat render systems are found on newer Bath builds and on older properties re-rendered in the last fifteen to twenty years. These are factory-coloured systems — the colour is mixed into the render, not painted on top. They can be painted when the original colour fades or the owner wants a change.
Painting K-Rend requires checking the surface carefully first. Where the render is sound, your decorator primes with a specialist masonry primer and applies breathable masonry paint in the chosen colour.


Repairs and Surface Treatment


Hairline Cracks and Surface Repairs
Hairline cracking is extremely common on rendered walls, particularly on south and west-facing elevations where thermal movement is greatest. Most hairline cracks are cosmetic — the render is structurally intact and the cracks are surface-level. These are filled with a flexible exterior filler before painting.
Where cracks are wider, deeper, or accompanied by a hollow sound when tapped, the render behind may have lost adhesion. We identify these areas at the survey stage and advise on the correct approach.
Biological Growth Treatment
North-facing rendered walls in Bath — particularly in Twerton, Weston, and on the lower slopes of properties in Widcombe — are prone to algae and moss growth. Bath Decorators apply biocide treatment as standard whenever biological growth is present — not as an add-on.
Painting over active biological growth seals it in temporarily. Within a season or two it breaks through the new paint, leaving green streaks and patches. The correct approach is pressure washing followed by a mould treatment applied to the affected surface before any paint goes on.

5. Primer Coat
On lime stucco we always prime before finishing — the surface is more porous than cement render. Bare or repaired areas receive a specialist masonry primer.
6. First and Second Finish Coats
Applied by roller and brush — breathable masonry paint throughout. Full coverage confirmed before masking is removed.
7. Final Check
All edges, reveals, and junctions inspected. Any touch-ups completed before we leave.
