- Sealing coat applied before full-strength emulsion on new plaster
- Plasterboard walls and ceilings finished to a consistent sheen
- Extension, loft conversion, and new build rooms prepared correctly
- Gaps, scrim tape, and joint filler checked before painting begins
- Domestic plasterboard work across Bath and the surrounding area
Over ten years working on Bath’s properties means we know how to handle new plaster correctly. New skim and bare plasterboard absorb paint differently from established walls. The preparation stage determines whether the finish is even or patchy.

Plasterboard Painting Services
Sealing Coats on New Plaster
New skim plaster is highly absorbent. Applying full-strength emulsion directly to a freshly plastered wall pulls moisture out of the paint too quickly, resulting in patchy coverage and an uneven sheen once dry.
A sealing coat solves this. We apply a heavily diluted emulsion — typically at a 50:50 ratio with water — as the first coat on new plaster. This seals the surface and allows the next full-strength coat to lay evenly.
The same principle applies to bare plasterboard that has not been skim-coated. We assess every surface before starting and apply the correct first coat. For our wider interior painting service, see that page.
Plasterboard Walls and Ceilings
Plasterboard partitions and ceilings are common in modern Bath properties, and are also installed during renovations where stud walls are added or ceilings replaced. The surface is uniform once skimmed, but must be sealed before painting.
We check joints, scrim tape, and any filler used at the plasterboard stage. Raised tape or poorly feathered filler shows through paint once sheen hits the surface at an angle. We sand down any high spots before applying the sealing coat.
For ceiling painting specifically, we take particular care with absorption. Ceilings are often plastered by a different tradesperson and can have a different level of porosity — we treat them independently to ensure even coverage.

Extension and New Build Painting

Extension and Conversion Rooms
Extensions and loft conversions in Bath frequently include a mix of new plasterboard and existing painted walls. These two surfaces behave differently — new plaster absorbs more paint than the existing surface in the same coat.
We identify the boundary between new and established plaster at the survey stage. The sealing coat is applied only to the new sections, while established walls receive a standard first coat. This prevents over-application on existing surfaces.
Bathroom painting in wet rooms or en-suites within extensions requires additional consideration. Moisture-resistant plasterboard benefits from a specialist primer rather than a standard diluted sealing coat — we specify the correct product for each room type.
New Build Properties
New build properties in Peasedown St John, particularly on Underhill Road and Orchard Way, are a regular part of our work. These properties often have plasterboard partition walls that have been skim-coated throughout — every room needs a sealing coat before painting can begin.
On new builds, the plaster also needs sufficient drying time before we start. Pink or dark patches indicate moisture is still present. We do not begin painting until the plaster is uniformly pale throughout.
Where developers or project managers need rooms completed in sequence, we schedule visits to allow each room’s plaster to dry fully. We do not cut corners on drying time — starting too early causes the paint to peel within months.
Here’s How It Works
1. Plaster Assessment
We check drying time, moisture levels, and surface condition before any work begins.
2. Sealing Coat Applied
A 50:50 diluted emulsion is applied to all new plaster and bare plasterboard.
3. Full Drying Time
We allow the sealing coat to dry completely before proceeding.
4. First Full-Strength Coat
Full emulsion is applied evenly across the sealed surface.
5. Second Coat and Inspection
A second full coat is applied and the finish is inspected before handover.
Plasterboard Painting Costs in Bath
Plasterboard painting costs depend on the number of rooms, ceiling height, and any remedial preparation needed before painting can begin. Prices below include all labour, materials, sealing coat, and two full emulsion coats.
Number of Rooms
Each room requires a sealing coat followed by two full coats. More rooms mean more time and more materials. Prices reflect the full scope of labour and materials per room.
Ceiling Height
Standard ceiling heights are priced as stated. Higher ceilings in conversions or older properties require more time and additional access equipment, which adds to the cost.
Remedial Preparation
Where joints, scrim tape, or filler need attention before painting, this adds preparation time to the cost. We identify this at survey stage and include it in the quote.
Typical Prices
Typical range: £250–2,200 depending on project size.
- Single room, modern semi: £250–380
- Three rooms, Peasedown St John new build: £650–950
- Full new build interior with multiple rooms: £1,200–2,200
