Living Room Painting Services

Chimney Breast and Alcove Painting

Chimney breasts and their flanking alcoves are defining features in many Bath living rooms, particularly in Victorian and Edwardian terraces. Getting the junction between the chimney breast, the alcoves, and the surrounding ceiling clean and sharp requires patience and the right tools.

We cut in these junctions by hand. Tape is used on straight runs but never relied on for inside corners or recessed angles, where it lifts and bleeds.

Chimney breasts in older properties sometimes have hairline cracks from the movement of the flue structure. We fill and stabilise these before painting. If the cracks are recurrent, we flag the likely cause and advise on whether a specialist repair is needed.

Bay Window and Joinery Work

Bay windows are a feature in a significant proportion of Bath living rooms, from Victorian terraces in Bear Flat to Edwardian semis in Larkhall. Painting a bay window well means dealing with multiple angles, varying wood conditions, and a lot of detail work on glazing bars and sash frames.

We sand and prime all bare or previously painted wood before applying topcoats. Sash frames and glazing bars receive a flexible satin finish that moves with the timber rather than cracking.

For living rooms that are part of a wider interior project, see our interior painting page. If you are also refreshing a bedroom on the same visit, see our bedroom painting page.

Living Room Colour Schemes

Living rooms in Bath often have complex light conditions. A Georgian room with tall windows facing north reads very differently from a Victorian terrace room facing south. The same colour can look warm or cool depending on the aspect and the time of day.

We offer colour advice as part of the quoting process for clients who want it. We look at the aspect, the ceiling height, the floor and furnishing tones, and the finish type.

Feature walls are a common request. If you want one, we will advise on which wall works best in terms of light and proportion. We will paint it to a finish that holds its own against the rest of the room.

Living Room Refresh Before Sale

A living room repaint before a property sale is one of the most cost-effective preparations you can make. Estate agents and buyers notice fresh paint. A clean, neutral finish removes years of scuffs, marks, and dated colour choices.

We are used to working to estate agent timescales. If you need the room ready before photography or viewings, let us know the deadline at the quoting stage and we will plan around it.

For full pre-sale decoration including dining rooms and hallways, see our dining room painting page. Pre-sale work across the whole property is treated as a single project with a coordinated schedule.

Here’s How It Works

1. Site Visit and Assessment

We visit and check the room. We note the surface condition, the extent of period features, and any areas needing repair before painting begins.

2. Surface Preparation

Walls and ceilings are cleaned. Hairline cracks at chimney breasts and alcove junctions are filled and sanded. Heavy paint build-up on timber is keyed back before priming.

3. Priming

Each surface gets the right primer. Bare or heavily sanded sections are spot-primed. The correct primer prevents patchy absorption and ensures the topcoat lasts.

4. Paint Application

Two finish coats are standard on walls and ceilings. Woodwork receives an undercoat and a topcoat. Junctions between chimney breast, alcoves, and ceiling are cut in by hand.

5. Inspection and Completion

Once the final coat has cured, we inspect all surfaces in good light. Touch-ups are done before we leave. We walk through the finished room with you before closing the job.

Living Room Painting Costs in Bath

Prices depend on the size of the room, the number of period features, and the condition of the surfaces. The figures below reflect recent Bath jobs. A fixed quote is provided after a site visit.

Room Size

A larger room takes more time and more paint. An open-plan living and dining space is priced as a single larger room.

Period Features

Bay windows, chimney breasts, and alcoves all add time. Each requires careful cutting in, filling, and priming. More features means more hours.

Surface Condition

A room that has not been painted in many years, or one where previous paint is lifting or poorly bonded, requires more preparation before topcoats can be applied.

Typical Price Ranges

Standard living room in modern or Victorian terrace: £380–580. Living room with chimney breast and bay window: £500–780. Large period living room in Combe Down villa: £560–870.
