Home Renovation in Bath

Planning home renovation in Bath? Bath Decorators cover the full decoration project from room-by-room preparation through to final finishes.
We work across Bath and its surrounding neighbourhoods, serving the Georgian crescents of Bathwick and Lansdown, the stone cottages of Combe Down and Batheaston, and the Victorian terraces of Larkhall, Bear Flat, and Oldfield Park.
- Full-property decoration planned and sequenced room by room
- Compatible primers and paints selected for lime plaster and period surfaces
- Phased scheduling so you can continue living in the property
- Interior and exterior decoration coordinated as part of the same project
- Coordination with other trades on site
Bath’s Georgian and Regency properties are the bulk of the decorating work here — your decorator understands what period surfaces require. Lime plaster interiors, Bath stone exteriors, and period joinery that standard coatings cannot handle without the right preparation.

Full-Property Decoration Planning
A whole-house renovation involves more than painting rooms in sequence. The order of work matters — upper floors are decorated before lower floors, and rooms that link through shared hallways and stairwells are planned together so colour transitions work.
We provide a written room-by-room schedule at the start of every full-property project. This sets out what happens in which order and how long each phase takes, so you know when each room will be back in use before we start.
For properties undergoing interior painting alongside structural work by other trades, we build our sequencing around the wider schedule. Plastering and joinery work needs to cure or dry before decoration begins, and we factor that in when planning.
Period Properties and Lime Plaster
Stone-built cottages on London Road East and The Batch in Batheaston often have original lime plaster walls in older rooms. Standard emulsion applied over lime plaster without a compatible primer fails within two to three years — the plaster is breathable, and a non-breathable paint traps moisture behind the surface.
Your decorator uses breathable primers and paints compatible with lime plaster throughout. Product selection is made room by room depending on the surface type.
We carry out adhesion testing on older surfaces before deciding on the preparation approach. This is the step that determines whether the decoration lasts five years or twenty.

Phased and Trade-Coordinated Renovation

Phased Renovation Projects
Not every renovation is a full empty-property strip and refresh. Many of our clients live in the property throughout the work, and in that case sequencing is designed to keep as much of the property usable as possible at all times.
We typically work through a property in phases — one or two rooms at a time, fully completed before moving on. Furniture is moved within the room, protected, and moved back. You are not living around ongoing chaos across the entire house.
A full renovation that would take two weeks in an empty property may take four to six weeks on a phased schedule. The schedule is agreed before work begins, and we are transparent about this from the start.
Coordination with Other Trades
Renovation projects often involve other tradespeople on site at the same time. Plasterers, joiners, kitchen fitters, and electricians all create dependencies — painting cannot begin until surfaces are ready, and new joinery needs priming before it can be painted.
We are used to working within a wider trade schedule. We communicate directly with other trades where needed and flag dependencies clearly so the overall project does not stall.
For properties requiring exterior work as part of the renovation, see our exterior painting page. Exterior and interior work can be coordinated as part of the same project and scheduled to avoid conflicts.
Here’s How It Works
1. Renovation Scope Meeting
We meet on site to discuss your full renovation project and produce a room-by-room plan.
2. Surface Assessment
Your decorator assesses surfaces across all rooms, including adhesion testing on lime plaster and period finishes.
3. Sequenced Preparation
Preparation begins top floors first, working down. Surfaces are cleaned, primed, and made ready room by room.
4. Room-by-Room Decoration
Each room is completed fully before we move to the next. Furniture is protected and returned after each room.
5. Snagging and Walkthrough
A final walkthrough with you to identify and address any snagging before we sign off the project.

Home Renovation Costs in Bath
Renovation decoration costs depend on the number of rooms, the condition of the surfaces, and the project scope. Period properties with lime plaster and original joinery require more preparation time than modern builds. A fixed quote is provided after a site visit.
Number of Rooms
More rooms mean more time. A two-bedroom cottage and a six-bedroom townhouse are very different projects, and the quote reflects the actual scope of work.
Surface Condition
Period properties with lime plaster, cracked ceilings, or previous adhesion failures require significantly more preparation. That preparation time is built into the quote.
Project Scope
Interior-only decoration costs less than a full renovation including exterior walls, external joinery, and outbuildings. Typical ranges: £4,500–7,800 for a two-bedroom cottage in Batheaston; £3,900–6,500 for a Victorian terrace in Larkhall or Bear Flat; £9,500–16,000 for a Georgian townhouse in Bathwick or Lansdown.
